What home watch actually is, how often a Florida house needs looking at, and what your insurer expects while you are away.
What is a home watch service?+
Home watch is a scheduled visual inspection of a vacant or seasonally occupied home. A technician walks the interior and exterior looking for evidence of water intrusion, mold, pests, storm damage, HVAC failure and security issues, then documents the visit with photos. It is not house sitting and it is not a security patrol — it is early detection, so a small problem never becomes a five figure insurance claim.
How often should a Florida home be checked while I am away?+
Most Florida carriers and home watch standards call for inspections every 7 to 14 days. Humidity, power interruptions and plumbing failures move fast in this climate — a supply line that lets go on day two of a three month absence is a very different repair than one caught on day seven. Weekly visits are the most common choice for homeowners who leave for the summer.
Does home watch affect my homeowners insurance?+
Many Florida policies limit or exclude water damage coverage in a home left unoccupied beyond a set number of days unless it is being checked on a documented schedule. Our timestamped inspection reports give you that documentation. Ask your carrier what interval your policy requires and we will build the schedule around it — we are not insurance advisors, but we will happily send your agent a sample report.
What happens after a hurricane?+
Once conditions are safe, we perform a post-storm inspection within 24 to 48 hours and send a photo report covering the roof line, windows, doors, pool cage, screens and any water intrusion. If repairs are needed we coordinate vendors and stay on site so you do not have to fly back.
What areas do you serve?+
Five Florida counties, from our base in Stuart: Indian River County, St. Lucie County, Martin County, Palm Beach County and Broward County. That covers the coast from Vero Beach down through Fort Lauderdale. If your home is inside that footprint we can put it on a schedule.
Are you insured and bonded?+
Yes. We carry general liability coverage and are bonded, and we will send proof of coverage before you sign anything.
Do I have to sign a long contract?+
No. The walkthrough is free and there is nothing to sign before someone has seen the house. Service is month to month and the visit schedule moves when your travel does.
