Home watch is a scheduled visual inspection of a vacant or seasonally occupied home. A technician walks the interior and exterior looking for evidence of water intrusion, mold, pests, storm damage, HVAC failure and security issues, then documents the visit with photos. It is not house sitting and it is not a security patrol — it is early detection, so a small problem never becomes a five figure insurance claim.
Most Florida carriers and home watch standards call for inspections every 7 to 14 days. Humidity, power interruptions and plumbing failures move fast in this climate — a supply line that lets go on day two of a three month absence is a very different repair than one caught on day seven. Weekly visits are the most common choice for homeowners who leave for the summer.
Many Florida policies limit or exclude water damage coverage in a home left unoccupied beyond a set number of days unless it is being checked on a documented schedule. Our timestamped inspection reports give you that documentation. Ask your carrier what interval your policy requires and we will build the schedule around it — we are not insurance advisors, but we will happily send your agent a sample report.
